New Jersey Home Prices Are Still Rising Climbing home prices continued to define New Jersey’s housing market in 2026. Statewide values posted clear year-over-year gains, even as growth moderated from the sharper increases seen in prior years. Statewide median prices ranged from about $531,000 early in the year to roughly $595,000 to $598,128 by June and July. Annual gains generally landed between 3.6% and 8.0%, showing broad-based appreciation rather than isolated spikes. Much of that resilience reflected the lock-in effect , with many owners holding onto sub-4% mortgages and keeping supply constrained. Pressure Remains Across Property Types Single-family homes led much of the increase, reaching $650,000 in July. Condos, townhomes, and adult communities also posted annual gains. This pattern reflected persistent buyer competition, limited supply, and affordability pressure.
