What’s Driving U.S. Real Estate Auctions Higher Across the United States, real estate auction activity is rising as distressed inventory returns to the market and foreclosure pipelines expand. REO auction volume climbed 20 percent year over year in Q2 2025 to a two-year high. More than 35,000 properties moved into foreclosure-related auction pipelines in late 2025. By Q1 2026, complete foreclosure auctions reached 66 percent of their Q1 2020 level. Distress Supply and Execution Pressure VA-insured loans sharply accelerated activity after the December 2024 moratorium expiration, posting a 428 percent annual jump in foreclosure auctions. FHA and VA loans are now major drivers of the increase. That shift is adding pressure on mortgage servicers to process growing inventories efficiently.
